The Lubbock Market is Changing,
What is your Home worth Now?

In todays fast paced enviroment you have to stay on the cutting edge when it comes to values.  Any agent you visit with needs to know the market.  Here are some questions to ask them.

Did you know the market has changed?
What changed?
When did it start to change?
Where are interest rates headed?
Are home values going up or down?
What type of marketing will you be doing to put my home at the top of the buyer's lists?

Market Trends

If the market trend continues to be as the last year, then inventory will continue to grow.  The number of buyers are the same as 2004, however they have more homes to look at.  What this indicates is that the lower interest rates are allowing a certian number of sales, while the buyers are begining to decrease.  The most important thing that sellers must be aware of in pricing or providing better terms on their home is that buyers have more properties in which to choose.  Sellers must consider price, conditon and terms when putting their home on the market.  Consulting with a REALTOR will save you time and money.

Buyers Market vs Sellers Market

If the closed units per month are greater then 6 months (actives divide by solds) indicates a shift from a sellers market to a buyers.  All price ranges will fall into either a buyers or sellers maket.   Fill out the form below and Matt Ratcliffe will be glad to visit with you about which market you fall into and what marketing should be done to achieve your expectations.
